I just wanted to take a moment to introduce myself. I am a licensed home inspector that services all over the Dallas/Fort Worth Metroplex. Once at the property, the inspection will take approximately 2-3 hours or more depending on the size of the property. I will take pictures and include them into the report for easier understanding for the client. My goal is not to scare the client with the report, but rather to inform them of exactly what they are purchasing. When I speak to the client about the property, I start them off with a brief conversation to explain the process. I explain to them that no property is perfect and that I will find 50 or so things wrong with the property. Some of them are going to be areas of concern, and some of them may not be. I inform them that their best resource about their options with items found in the property is their agent. The agent has the experience in the negotiation process as far as options with certain items and negotiating with the seller on what they may able to do to remedy the buyer’s concerns whether it be to repair the items, discount the dollar amount of the item in need of repair, or nothing.
Once the inspection is complete, I will have the report emailed back to the client either that evening or by the next morning. I get the report back to the client as soon as possible to allow the most time possible during the option period.
Aside from being an inspector, I am also a licensed real estate broker. As a result, I am familiar with how many Realtors have had their buyer scared off by an inspector. That is not my job. My job is to inform them of exactly what they are buying and be realistic about the issues that each house faces. While some clients have a good knowledge base about homes, many do not. Recognizing the ones that don’t and wording things accordingly is key in making sure they understand what it all means instead of bringing up a big red flag.
I also have my own Supra key as well as an account with CSS, so I will be able to obtain access to the property without the agent having to be there from beginning to end. I also have the ability to accept credit card payments to make it easier for your clients.
